Four Pillars Development LLC ("Four Pillars," "we," "us") builds and sells homes in Texas. This Privacy Policy explains what personal information we collect through fourpillarsdev.com and related pages (the "Site"), how we use it, who we share it with, and the choices you have. It is written to meet the Texas Data Privacy and Security Act.

1. Information we collect

Information you give us:

  • When you request information, schedule a tour, or contact us: your name, email address, phone number, the community or home you are interested in, your message, whether you are a real estate agent, whether you agree to receive marketing email, and whether you agree to receive texts about your inquiry or marketing texts, with a record of that text-message consent (see Section 3).
  • When you apply as a trade partner: company name, contact name, business email and phone, trade, license or certification number, insurance attestations, service areas, and notes.
  • When you create an account: name, email address, a password (stored only as a one-way hash), optional phone number, and the homes and searches you choose to save.
  • When you contact account support: your email address, the category of your issue, and your message.

Information collected automatically: the page you were on and how you reached it, including campaign tags in the link you clicked (for example utm_source, Google gclid, Microsoft msclkid). With your consent, analytics data through Google Analytics (via Google Tag Manager) and session-replay data through Microsoft Clarity: pages viewed, clicks, scrolling, device and browser type, and approximate location derived from your IP address; Clarity masks text you type. Security information for every form submission and sign-in attempt: a scrambled (salted, one-way hashed) version of your IP address, your browser type, and the outcome. We do not store your raw IP address. Cookies are described in Section 7.

Information we do not collect: we do not collect payment card numbers, Social Security numbers, driver's license numbers, precise GPS location, or biometric data through the Site. The Site is not directed to children under 13 and we do not knowingly collect their information.

2. How we use information

  • To respond to your inquiry, schedule tours, and communicate about homes, communities, pricing, and availability.
  • To evaluate trade-partner applications.
  • To operate your account, including saved homes, saved searches, password recovery, and account deletion.
  • Authorized Four Pillars staff can view the information in your account (your profile, the homes and searches you save, and the inquiries you send) only to operate the website and respond to your requests. Each time staff open it, the access is recorded.
  • To send marketing email about our communities only if you checked the marketing email box; every such email includes an unsubscribe link.
  • If you tick the optional box “A Four Pillars advisor may contact me about homes I save” when you sign up or later on your account page, an advisor may email or call you about the homes you save. You can untick it at any time on your account page. It never authorizes text messages, which need the separate SMS consent described in section 3.
  • To measure Site traffic and improve the Site (analytics and session replay, with consent).
  • To detect and prevent spam, abuse, and fraud, and to secure the Site.
  • To comply with law, enforce our terms, and protect our rights.

3. Text messages (SMS)

Four Pillars Development LLC runs one text messaging program, Four Pillars Development Text Updates. It has two kinds of texts, and each needs its own consent: you agree to each by checking its own optional box on our forms, and checking one never signs you up for the other. (1) Texts about your inquiry, such as tour confirmations and reminders and replies to your questions, sent only if you give us your mobile number and check the box for texts about your inquiry. Message frequency varies. (2) Marketing texts about homes, communities, and offers, which may be sent using automated technology, sent only if you also check the separate box for marketing texts; up to 4 messages per month. Message and data rates may apply. Consent to receive text messages is never a condition of purchasing any property, goods, or services, and you may still reach us by phone or email if you decline.

You can opt out at any time by replying "STOP" to any message; you will receive one confirmation message and no further texts unless you opt in again. Reply "HELP" for help, call (956) 777-9579, or email investors@fourpillarsdev.com. We send these messages using Twilio, our SMS service provider; carriers are not liable for delayed or undelivered messages. The full program terms are in our SMS Terms.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All other categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

When you agree to receive texts, we record your consent: the date and time, the version of the consent wording you saw and its language, the page you were on, a scrambled (salted, one-way hashed) version of your IP address, and your browser type. We keep records of text-message consent and opt-outs for at least 5 years, so that we can show when and how you agreed and when you opted out.

If we later use text messages for account sign-in codes or password recovery, that will be a separate, non-marketing message type and we will update this section before turning it on.

4. How we share information

We do not sell your personal information and we do not share it for targeted advertising. We share it only with:

  • Service providers that process data on our instructions: Supabase (database and account hosting, United States), Vercel (website hosting), Resend (transactional email delivery), Twilio (text message delivery), Google Workspace (our business email), Cloudflare (bot protection on forms), Google (Maps, Tag Manager, Analytics), Microsoft (Clarity), Cloudinary (image and video delivery), and Upstash (rate limiting).
  • Real estate agents you identify as representing you.
  • Legal and safety recipients when required by law, subpoena, or to protect people or property.
  • A successor if Four Pillars is acquired or merges, with notice on the Site.

5. Your rights under Texas law

If you are a Texas resident you may: (a) confirm whether we process your personal data and access it; (b) correct inaccurate data; (c) delete personal data you provided or we obtained about you; (d) obtain a portable copy; and (e) opt out of targeted advertising, sale of personal data, or profiling in furtherance of decisions that produce legal or similarly significant effects. We do not currently sell data, run targeted advertising, or profile in that sense.

How to exercise your rights: email investors@fourpillarsdev.com with the subject "Privacy request," or use the account page if you have an account (saved items and account deletion are self-service). We will verify your identity using the email address on file and respond within 45 days; we may extend once by 45 days with notice. We will not charge for up to two requests per year.

Appeals: if we decline your request, reply to our decision email with "Appeal" in the subject within 60 days. We will respond in writing within 60 days. If your appeal is denied, you may contact the Texas Attorney General at texasattorneygeneral.gov/consumer-protection/file-consumer-complaint.

Opt-out preference signals: because we do not sell personal data or engage in targeted advertising, universal opt-out signals do not change how we process your data. You can decline analytics and session replay in the consent banner at any time.

6. Account deletion

You can request deletion from your account page. Deletion takes effect after a 14-day cooling-off period during which you can cancel. After that your profile, saved homes, saved searches, and login are permanently deleted. Inquiries you submitted may be retained as business records without a link to your account, and we may keep information where the law requires it.

7. Cookies and similar technologies

  • Strictly necessary: your language preference (kept for one year), your consent choice, and sign-in session cookies. These do not require consent.
  • Analytics (Google Analytics via Tag Manager) and session replay (Microsoft Clarity): set only after you accept them in the consent banner. You can change your choice at any time using the Cookie settings link in the footer of every page.
  • Google Maps sets cookies when a map loads on community pages.

8. Marketing email

Marketing email is sent only to people who opted in. Every message includes an unsubscribe link and our postal address, and we honor unsubscribes within 10 business days.

9. Data security

We use encryption in transit (HTTPS) and at rest, row-level access controls in our database, rate limiting and bot protection on forms, and salted hashing for security logs and passwords. No system is perfectly secure; if a breach affects you we will notify you as Texas law requires (Tex. Bus. & Com. Code §521.053).

10. Retention

Inquiries and applications are kept for as long as reasonably necessary for the purposes described above and to meet legal and record-keeping obligations, then deleted or anonymized. Accounts are kept until you delete them. Security logs are kept for 90 days, except records of staff access to account information, which are kept for one year. Analytics and session-replay data are retained according to the settings of Google Analytics and Microsoft Clarity.

Records of text-message consent and opt-outs are kept for at least 5 years (see Section 3).

11. Children

The Site is not intended for children under 13. Contact us to remove any child's information.

12. Changes

We will post changes here with a new "Last updated" date and, for material changes, notify account holders by email.
